When we found out that we had been selected to host the Carnival of Real Estate, we were excited. We have seen some outstanding articles contributed to CORE’s recent editions, and some great hosting efforts as well. We whole-heartedly embrace this talented community, and look forward to a new year full of unique perspective and opinions offered up by you, our professional peers.

Speaking of a having a brand-new year in front of us, we commit ourselves this year to re-embracing core fundamentals, appreciating innovative thinking, and maintaining a positive disposition in all things.

This positive and rejuvenated spirit became the theme for the 125th edition of the Carnival of Real Estate. Our 3 Finalists, 1 Special Honorable Mention, and several Honorable Mentions have been chosen with this theme in mind.

We were impressed with the literary quality and engaging topics of the submitted posts. Our hats are off to everyone who participated in this worthy event!

With a hearty congratulations to everyone! Here are our choices…

1st Place

Ro Troia presents Boulder County Tax Lien Sale is a Safe Place to Stick Some Dough posted at Blog the Rockies, saying, “I have always wondered about buying tax liens and the process and how one might benefit from it”

If you ever wondered what a Tax Lien Sale is, or what it’s like to attend one, Ro pretty much gives you the detail on her first attendance of a courthouse auction. It’s story driven, and covers alot of insightful basics from a first timers point of view. A very enjoyable read.

2nd Place

Peyman Aleagha presents The Ten Commandments of a Successful IDX Solution posted at GeekEstate Blog. This author doesn’t parse words here in an attempt to make you feel fluffy. This is the ten commandments after all…Basically, if your going to shell out the duckets for IDX, you might as well know how to maximize it’s benefits for both you and your client. In short, it’s up to you to make sure all the different facets of maximization are in place, even if you have to manage your IDX manager.

3rd Place

Dave Peniuk presents How to Evaluate Properties in 60 Seconds or Less posted at Rev N You with Real Estate A fresh approach, in all of sixty seconds, on how to discern whether or not an investment property will cash-flow. Simple math, with little research, complete with scenario examples. A worthy read…

Special Honorable Mention

Melody Anderson presents Blessed Abode: Rites of Clearing, Protection and New Beginnings posted at Postcards From The Lake, saying, “In attempt to overcome an objection by potential buyers, I investigated and reported on rituals of spiritual clearing and blessing of homes undertaken by various religions and traditions.”

Alright, most of you, including myself, wouldn’t touch this blog topic with a stick if we were standing twenty feet back. But Melody Anderson does, and it’s written with both professionalism and empathy, for both buyer and seller alike. A graceful, and informative look at different approaches for reconciling a home sale with a tragic incident. Remarkably forthright and intelligent. An article to be considered.
