Palmilla

What a lovely Laguna Niguel community! I, myself, lived in Palmilla at 22 Sierra Vista for a few years. I enjoyed beautiful valley views and unbelievable sunrises. I also still have a brother living in the community. Palmilla boasts both semi-custom and custom homes and still a few empty lots. None of the lots are for sale at this time, unfortunately. The last one I sold was priced at over $1 million – and that was in 2004!

Many of the semi-custom homes on Sierra Vista and San Simeon have been updated and remodeled over the years and almost all of them have great views over the valley. Some have ocean views looking towards South Laguna beach. The custom homes have sold into the $4 million range – and there are some beautiful ones.

This is a quiet gate-guarded community located at the very end of Niguel Road. If you drive from the front gate of Palmilla on Niguel Road to where it ends, you will be at the world-famous Ritz-Carlton Hotel at the other end, overlooking the ocean!
