The street of huge stately mansions in San Juan Capistrano! For years, driving on the 5 Freeway north, I have had people point out the great big mansions on the hill way over to the left and exclaim, “Wow! Look at those! What is that neighborhood?”

Actually, this is a very quiet, very wide, lovely tree-lined street with homes built on the hillside. I sold one of these homes to the CEO of Broadcom a couple of years ago. He has a beautiful family home there with a beautiful pool and a meandering stream running through his property.

Peppertree Bend has an “old-money” feel to it – classy and serene. Equestrian-zoned, one can have horses and enjoy the horse trails just adjacent to this beautiful neighborhood. The street actually wanders up the hill at one end where more gated mansions are located, including the “Wing Estate” as it was called, which looks like a castle! Sales prices currently on Peppertree Bend range from $2.5 million up to $5.5 million for these large estate properties, some of which even have ocean views. Truly a beautiful area.
